Clear answers to hard VAT questions

UAE VAT law is short, and the detail sits in executive regulations, cabinet decisions and FTA public clarifications that are updated often. A treatment that was right three years ago may not be right now.

VAT advisory is for the moments when the stakes are higher than a routine return: a new contract with an overseas customer, a property sale, a change in your supply chain, a refund the FTA is questioning, or a mistake you have just found in past filings.

We look at the documents, set out the rule that applies, and give you a recommendation. If the right route is a formal clarification from the FTA or a voluntary disclosure, we prepare it. For the basics, start with our guide to VAT in the UAE.

Figures on this page reflect UAE rules as understood in October 2026. We confirm what applies to your company before any filing.

What VAT advisory covers

  1. Transaction advice

The VAT treatment of a specific deal or contract, reviewed before you sign.

  2. Cross-border supplies

Place of supply, zero-rating of exports, reverse charge on imports and services from abroad.

  3. Real estate and construction

Commercial and residential property, first supply, mixed-use buildings and capital asset adjustments.

  4. VAT health check

A structured review of returns, invoices and processes with a prioritised list of fixes.

  5. Voluntary disclosures and penalties

Correcting past errors, reducing penalty exposure and requesting reconsideration where there are grounds.

  6. FTA audits and clarifications

Preparing for an FTA review, responding to information requests and applying for private clarifications.

How advisory work is done

Scoped up front, so you know what you will receive.

  1. Describe the issue

A short call or message is enough to scope the question.

  2. We agree the scope

You get a note of what we will review and what you will receive.

  3. Review

We read the contracts, invoices and correspondence and check the current law and FTA guidance.

  4. Written advice

You receive our conclusion, the reasoning and the practical steps.

  5. Implementation

If something needs to be filed or changed, we do it with you.

Work out the VAT on any amount

Type the amount before tax to see the total, or type the total to see what it was before tax. The VAT is worked out as you type.

Signs you need a VAT consultant

If any of these sound familiar, a short review now is cheaper than a correction later.

  • You invoice customers outside the UAE and are unsure whether to charge VAT
  • You recover input tax but also make exempt supplies
  • You have never reconciled your VAT returns to your accounts
  • You received a notice or query from the FTA
  • You are buying, selling or restructuring a business
  • Your returns were prepared by someone who has since left

Common questions

Short answers to what owners ask us most.

Ask us something else
What does a VAT consultant do?

A VAT consultant advises on how VAT applies to your transactions, reviews your compliance, corrects past errors and represents you in dealings with the FTA.

When is a voluntary disclosure required?

When you discover that a filed return understated the tax due by more than AED 10,000. Smaller errors can be corrected in the next return.

Can penalties from the FTA be reduced?

In some cases. Disclosing errors voluntarily before an audit reduces the penalty rate, and a reconsideration request can be made within the time limit if a penalty was wrongly applied.

Do I charge VAT to customers outside the UAE?

It depends on where the service is supplied and who receives it. Many services to recipients outside the GCC can be zero-rated, though the conditions are strict. We review the contract before confirming.

What is a VAT health check?

A review of your VAT returns, invoices, tax codes and processes over past periods. You receive a report of errors found, the tax and penalty effect, and how to fix them.

Can you advise businesses in free zones?

Yes, including designated zones where special rules apply to the movement of goods.
